ELLE Residences Miami runs from $585,000 for a one bedroom to about $1.34 million for a two bedroom, all delivered furnished, on a 20-10-10-60 deposit schedule. Here is how the pricing and the floor plans actually break down.

Buyers always ask the same first question: what does it cost, and what do I get. With ELLE the answer has a wrinkle most Edgewater buildings do not have, because the price includes the furniture. Let me lay out the numbers and the layouts.

How much does ELLE Residences cost?

Based on current availability, one bedroom residences range from $585,000 to about $907,000, and two bedroom residences from $1,141,000 to about $1,342,000. Pricing is current as of June 2026 and moves up as inventory sells.

What drives the price differences?

Three things move the number: exposure, floor height, and square footage. East-facing bay views command a premium over west exposures, higher floors cost more than lower ones, and the larger two bedroom lines sit at the top of the range.

What is the deposit structure?

The ELLE deposit schedule is 20 percent at contract, 10 percent at groundbreaking, 10 percent at top-off, and the 60 percent balance at closing. You put down 40 percent through construction and the rest at delivery.

That is a fairly standard pre-construction structure. The money sits in escrow with the developer during the build. The trade-off is simple: you lock today's price, your capital is parked for the construction period, and you take delivery of a furnished home at the end.

What does furnished delivery save you?

This is where the price comparison gets interesting. At ELLE you are not buying a concrete shell that needs another year and a designer to become livable. You get a Miele kitchen, Italkraft cabinetry, quartz counters, chevron floors, brass fixtures, and the furniture. Is ELLE priced well for Edgewater?

Honestly, it sits in a competitive band. Edgewater has several entry points right now, and I will tell a client where each one wins. ELLE's pitch is the brand plus furnished delivery plus a rental program at a sub-$600,000 starting point. If those things matter to you, it is well positioned. If you want a big raw waterfront layout to customize, I would point you somewhere else. That is the honest read.
