One bedroom residences start at $585,000 and two bedroom homes run to about $1.34 million based on current availability. Pricing is tiered by floor, exposure and square footage, and it rises as the building sells through.
The one bedrooms range from roughly 450 to 620 square feet, and the two bedrooms from about 825 to 855 square feet. There are also top-floor Grande Suites with 11-foot ceilings. What you pay depends heavily on the view: east-facing bay exposures and higher floors carry a premium over west-facing units, which is normal for Edgewater. The thing to understand about deposits is that your money sits with the developer in escrow through construction. That is the give and take of pre-construction: you lock today's price, but your capital is parked for the build. You weigh the good with the bad. Is ELLE a good investment, and can I rent it out?
ELLE gives owners the option of flexible rental platforms or a fully managed, centralized rental program. That is uncommon in Edgewater, which is largely a residential market, so the managed program is worth understanding before you assume it works like a hotel-condo. I will tell you honestly what the program does and does not allow, rather than promise you nightly-rental numbers that may not hold.
Why buy early in pre-construction?
Developers launch at lower prices to stimulate early sales and secure their construction loan, then raise prices as they sell. The earlier you get in, the better your basis. As I tell clients, you pay for it early or you pay for it late, but you pay for it anyway.
I do not recommend buying in the middle of a sales process, when prices are already hiked and you still have a long wait with your deposits parked. The value is at the front. That is the entire reason to work with someone who gets you in early.
