I have spent over 20 years working Miami's pre-construction market, and I only put my clients into buildings I believe in. ELLE is an interesting one, so let me lay it out honestly: what it is, what it costs, and who it is right for.

What is ELLE Residences Miami?

ELLE Residences Miami is the first private residential project from ELLE, the world's number one fashion and lifestyle media brand. Located in Edgewater, it delivers turnkey, furnished homes inspired by the pages of ELLE Decor, with two pools and a rooftop club.

ELLE has spent eighty years setting trends in fashion and decor, reaching 250 million people across 50 international editions. This is the brand's first time translating that identity into a place you can actually live. The interiors, by The One Atelier, blend midcentury modern and contemporary French chic with a bit of tropical Miami. Architecture is by Behar Font and Partners, with landscape by L&ND Design. How much do residences at ELLE cost?

One bedroom residences start at $585,000 and two bedroom homes run to about $1.34 million based on current availability. Pricing is tiered by floor, exposure and square footage, and it rises as the building sells through.

The one bedrooms range from roughly 450 to 620 square feet, and the two bedrooms from about 825 to 855 square feet. There are also top-floor Grande Suites with 11-foot ceilings. What you pay depends heavily on the view: east-facing bay exposures and higher floors carry a premium over west-facing units, which is normal for Edgewater. What floor plans and layouts are available?

ELLE offers one bedroom layouts (lines 01, 03, 04, 05, 07, 08 and 09) and two bedroom layouts (lines 02 and 06), plus top-floor Grande Suites. Every residence has a private balcony and floor-to-ceiling impact glass.

The building is efficient: residential floors run from the 5th to the 24th level, with amenities on the 4th-floor Terrasse and the 25th-floor rooftop Sommet. ELLE has two amenity decks and two pools: a French Riviera inspired Terrasse on the fourth floor and a rooftop Sommet with a Sky Pool and Maison Club. There is a full gym, a spa, a yoga lawn, cabanas, a summer kitchen and an outdoor movie theater.

The Foyer covers the essentials: a double-height lobby, 24-hour concierge and security, valet, a cafe and restaurant, and boutique retail. The Terrasse is the social heart, with the resort pool, cabanas, gym, spa, and a yoga lawn with a meditation garden and cold plunge. Up top, the Sommet has the Sky Pool with north, east and west views and a Maison Club with a library and listening room. Two pools in a building this size is genuinely unusual.

What is included in each residence?

This is where ELLE separates from a lot of Edgewater product: the homes are delivered fully furnished. You get a Miele kitchen appliance suite, imported Italian cabinetry and woodwork by Italkraft, quartz countertops, French chevron wood flooring, brass fixtures, smart climate control, and a high-efficiency washer and dryer. For an investor or a second-home buyer, turnkey delivery means you are not spending another year and six figures furnishing the place.

What is the deposit structure and timeline?

The ELLE deposit schedule is 20 percent at contract, 10 percent at groundbreaking, 10 percent at top-off, and the 60 percent balance at closing. It is a standard pre-construction structure with most of the money due at delivery.

The thing to understand about deposits is that your money sits with the developer in escrow through construction. That is the give and take of pre-construction: you lock today's price, but your capital is parked for the build. You weigh the good with the bad. I walk every client through exactly where their deposits go and when.

Is ELLE a good investment, and can I rent it out?

ELLE gives owners the option of flexible rental platforms or a fully managed, centralized rental program. That is uncommon in Edgewater, which is largely a residential market, so the managed program is worth understanding before you assume it works like a hotel-condo. I will tell you honestly what the program does and does not allow, rather than promise you nightly-rental numbers that may not hold.

Why buy early in pre-construction?

Developers launch at lower prices to stimulate early sales and secure their construction loan, then raise prices as they sell. The earlier you get in, the better your basis. As I tell clients, you pay for it early or you pay for it late, but you pay for it anyway.

I do not recommend buying in the middle of a sales process, when prices are already hiked and you still have a long wait with your deposits parked. The value is at the front. That is the entire reason to work with someone who gets you in early.
